This year we are all challenged with the Stay at Home orders and being safe. Don’t let this discourage you from finding ways to observe Memorial Day. Start some new traditions! Take a virtual tour of the White House. Need to walk? Take flowers to the local veteran’s cemetery and place on the graves of the fallen heroes. Make it a memorable weekend and Stay Safe!

Good Morning WMVR,

For today’s issue I wanted to focus on Time Management.  We all only have 24 hours in a day, however, many seem to maximize these 24 hours better than others.  I am a huge fan of time blocking & the perfect week.  Honestly, if I stuck to the perfect week philosophy 25% of the time, that would be pretty accurate.  But, it was a great motivator for me for when I did get caught up and I needed to build my sales funnel again.

As you may have read, the districts has postponed plans to change the elementary attendance zones for the coming school year. We will be picking up this work in the fall at want to make the Magic Valley Realtors Association aware that our intent is to address the boundaries prior to the 2021-22 school year. From the proposal on our website you can see the areas where the committee intended to make moves for the coming year. The current proposal will be a starting point for the committee to start with in the fall when we are able to continue this work. NAR Funds Members TeleHealth℠ for REALTORS®

Here's the article I stole from NAR:

I wanted to share some insight on Unemployment Insurance.  First and foremost, self-employed for the first time are going to be allowed to file for Unemployment Insurance utilizing the Pandemic Unemployment Assistance Program through the Department of Labor in the State of Idaho.  Given this is a new program established by the CARES Act, there are many things that have to be worked out first.

See David Hensley’s email below:

"The following is an update on the PUA Program. The PUA is an extension of the unemployment insurance program to cover individuals impacted by COVID-19, including independent contractors, self-employed or other categories that would include REALTORS. After consulting with the Director of the Idaho Department of Labor, the PUA program is going to take a few weeks to organize. She suggests having members who need unemployment to apply now as a placeholder for future determinations/benefits under the PUA. Basically if a member wants to seek unemployment benefits under the PUA they can immediately:

  • Apply for traditional unemployment insurance at labor.idaho.gov/claimantportal as self employed. Do not include the brokerage.
  • You will likely be denied. Save the denial notice (this will be critical later under the PUA Program). Continue to update your information as required by the department.
  • Then when PUA is available you’ll have proof via that notice you were denied the UI so you can apply for PUA.

Here is the latest from the Idaho Department of Labor:

The CAREs Act expanded the unemployment insurance program to include Pandemic Unemployment Assistance (PUA). This program allows payment for individuals who are not eligible for regular benefits, particularly self-employed individuals. We are working with the U.S. Department of Labor on further details so we can implement these changes, which could take several weeks. Please apply for benefits online at labor.idaho.gov/claimantportal and continue to submit your weekly certifications. Enter your work history on the online application as self-employment. We will inform you of any changes that will potentially affect your unemployment benefit claim.

Again, this is our latest update.  I will keep you informed as we learn more about the PUA Program and The State of Idaho’s implementation of this program.  The State is waiting on guidance from the Federal Government, so this is not going to be a quick process.  But, to insure you are compensated for Unemployment Insurance you must go through this process of applying for normal unemployment insurance; being denied, saving the correspondence so you have a date of original application, and reapplying once the State of Idaho implements U.S. Governments PUA program.

ALL VOTING IN IDAHO’S MAY 19 PRIMARY WILL BE BY ABSENTEE BALLOT DUE TO CURRENT HEALTH CONCERNS

Idaho will conduct its primary as planned on May 19, 2020.

However because of the COVID19, ALL VOTING will be by ABSENTEE BALLOT. No in person voting will be offered.

 

Important Deadlines

  •  Register to vote by May 19th at 8pm (MST)
  • County clerk must receive ALL requests for an absentee ballot by May 19th at 8pm (MST) 
  • Absentee ballots must be completed and receieved by the County clerk by June 2nd at 8pm (MST)

  • "What if I‘m temporarily laid off because the place where I work is temporarily closed due to the COVID-19 virus?

    • An individual temporarily laid off may qualify for benefits if he or she was able, available for and actively seeking work or returning to work with their employer.
  • UPDATED March 31: Are independent contractors or self-employed workers covered?

I wanted to share a few links with you to hopefully answer a few questions you may be wondering about.  These are complicated times & issues, and it is complicated further because everyone has a unique business model.  So, I advise you to read through this information and share it with your financial advisor / accountant and discuss it with your broker.  We always profess contacting competent counsel, and you should do the same for your businesses.  Understanding that, I am not an accountant nor attorney, I do not profess to know all.  So, these are thoughts and only that. They are subject to change given the uncertainty of these times……  Here are the links I would HIGHLY recommend reading:

With that being said, the short answer is for most all of our WMVR members, is there is assistance for you!  It again just depends upon what sort of assistance you are looking for:

  • What are ‘essential services’ in Idaho – This is a fluid issue, meaning it may change if the State of Emergency grows in Idaho.  But, what I am told for now, REALTORS are encouraged to Stay In Place, but are allowed to show a home if a physical showing is the last resort.  I would consult with your Broker regarding various aspects of your business model and what to do to stay healthy and prevent the accidental spread of COVID-19.  Talk about these issues and try to use technology to its’ fullest capabilities when at all possible.  For more information and conversation starters click here:  https://idahorealtors.com/coronavirus-covid-19/
  • Can I use a remote notary to conduct closings – Remote Notary’s are legal in Idaho.  Contact your local Title Company for all closings you have in your pipeline and discuss this with the experts.  To find contact information for local Affiliates click here: https://wmvrealtors.com/affiliate-business-continues-during-covid-19/
  • What if I am a Property Manager / Landlord - The Federal Housing Finance Agency (FHFA) has announced that Fannie Mae and Freddie Mac will offer multifamily property owners mortgage forbearance with the condition that they suspend all evictions for renters unable to pay rent due to the impact of coronavirus.
  • Can a deed / title be filed in our Counties? – Yes!  Albeit, most County Offices are closed to the public right now, your Title Companies can still file deeds / titles using e-Recordings.  Contact your Title Company for additional details.
  • Can REALTORS® file for unemployment? -  Yes. Real estate professionals will be eligible to apply for unemployment insurance benefits, under the “Pandemic Unemployment Assistance” portion of the bill if they have been fully or partially unemployed due to an inability to work as a result of the COVID-19 public health emergency. This includes self-employed individuals and independent contractors.  This will take some time to work through the details.  Idaho REALTORS is working with the State of Idaho currently on this issue.  Any and all questions should be directed to the State Department of Labor.  I’d recommend giving this a little bit of time because they are working to develop policies for this currently (is my understanding).
  • What other sources of money are available? – From stimulus money to Small Business Loans, there are resources available (if you qualify)!  Obviously, qualifications depend upon tax filing status, salaries, past due child support, and more… Consult with your financial advisor / accountant for specific questions!  For more about Small Business Loans click here - https://www.nar.realtor/political-advocacy/coronavirus-advocacy-faqs-re-transactions-independent-contractors-nar-grants
  • What about my employees? – The CARES Act provides resources for you!  It depends upon the number of employees you have, but for most real estate related businesses (less than 100 employees) you can claim a refundable employee retention tax credit against payroll taxes of up to $5,000 per employee under certain circumstances.  Employers and self-employed individuals can delay the payment of the employer-portion of the FICA (Social Security) payroll taxes or one-half the SECA (self-employment taxes) until after 2020 – one half is due at the end of 2021 and the other half at the end of 2022.  Businesses with losses can carry back net operating losses (NOLs) to prior taxable years and get refunds of earlier taxes paid.  For additional information contact your Accountant.
  • What about mortgages?  Is there any financial assistance to protecting my clients home (or your own mortgage)? I hope everyone is healthy and safe (and has sufficient supplies to stay in place).  If you are searching for some things to do to pass the time I will be sending these emails with some thoughts.  Now is the best time to brush up on your real estate industry skills!  Take advantage of this time and take some online classes that you normally do not have time for.  There are a broad array of classes that exist online; from REALTOR Designation Courses, to classes on WordPress (if you want to start that blog), to various other life hacks & skills!  Today, I want to focus on FREE REALTOR Classes that are available online.  Here are 5 FREE online courses / educational opportunities you can begin today!
